North Bangalore has become the talk of the town when it comes to real estate corridors in the last few years, with two upcoming launches currently taking up most of the investors’ minds – Sobha Hennur in Hennur Main Road and L&T Thanisandra in Thanisandra Main Road. The common factors between the two launches include their legacy developers, potential for growth, and status of premium residential projects. However, as an investor, there is no black-and-white answer to which one is the better choice between the two, considering that it will depend on many factors such as your budget, investment period, rental expectations, and willingness to take the risk.

L&T Thanisandra is a luxury residential project from L&T Realty, located on the main road of Thanisandra and near Manyata Tech Park, which is the busiest location for jobs in Bangalore. The project is being developed into 8 residential towers having a structure of G+32 floors, and the completion of construction of the project is expected in phases, starting 2025, and is expected to be completed by 2031. The sizes of the houses range between 3, 4, and 5 BHK apartments, which start from 1,500–1,600 sq.ft in the case of small houses to 4,000–4,500 sq.ft in the case of 5 BHK apartments.

L&T Realty operates under the shadow of Larsen & Toubro Group, which is primarily known for big-time engineering projects rather than any real estate activities. That makes it a relatively affordable Sobha home for those looking for an entry-point purchase in the brand portfolio.

For L&T Thanisandra, on the other hand, the price is expected to be relatively high in terms of per sq. ft price tag around ₹14,000 to ₹15,000 per sq. ft. before official launch, and more after it, depending on the location of the property (tower, floor number and view). In addition, L&T Thanisandra offers full 5 BHK homes for investors, thus covering even larger end of the market.

Thanisandra Main Road has proven record of appreciation potential a road that has appreciated by 55% within five years can no longer be considered risky, as it is already a proven territory. Possession time frame is extended – the intended possession period of 2031 for the L&T Thanisandra project requires an investor who is willing to wait for several years before using the property.

Capital appreciation is not assured – previous price increases in Thanisandra Main Road are just history and do not guarantee future increases.

RERA registration status can be confirmed only via official channels – ensure that you verify the registration status from the RERA website and not developer brochures and other external sources.

Which One Should You Choose?

For those investors who prefer to have low entry cost, large township ecosystem and developer with strict construction controls Sobha Hennur seems like a better choice provided that your investment period is medium-long.

For those who are after the area which has proved its potential for price increase, proximity to an employment IT centre and higher ticket luxury apartments, then L&T Thanisandra will be a better option for those who are not afraid to pay a premium for a location with proved history of success.

Both Sobha Hennur and L&T Thanisandra are equally good projects, but they attract different investor categories. Sobha Hennur is better for those investors, who are looking for the project which provides value and growth story due to township. On the contrary L&T Thanisandra is better for those who are after a location with proved price history and rental demand associated with Manyata Tech Park. Instead of choosing the project by its brand name it would be much smarter to choose according to your own investment strategy and time frame.
